Position Overview
We are looking for an organized, career oriented and self-motivated individual to join our team as a high-rise Development Manager based out of both our downtown Toronto and Burlington offices to plan, execute and manage high profile real estate development projects. The Development Manager will be leading, managing and coordinating the efforts of team members and third-party consultants. You will get insight into the intricate operations and execution of high profile real estate development projects in one of the most innovative and fastest growing companies in the industry. You will be responsible for managing, designing and shaping award winning communities from initiation to completion. Some of your responsibilities will include: • Conduct due diligence and feasibility study for acquiring new development properties • Complete property searches by reviewing Official Plans (Regional and Municipal), zoning by-laws, urban design guidelines, OMB decisions, parkland dedications, property assessments, etc. • Review adjacent development applications and approvals to assist in making informed decisions that will help the management team to acquire properties. • Ability to underwrite, design and plan new communities with architects and other building consultants to ensure successful and profitable projects • Create and track master project schedule and track budgets on a monthly basis to ensure accuracy in billing and progress • Work with Marketing, Sales, Construction and Finance teams to execute on projects from inception to completion • Monitor and stay current on industry related issues • Attend site visits and meetings • Requests, reviews and analyzes consultant proposals, • Develop, monitor and update project schedules and budgets for submission • Negotiate Section 37, encroachment agreements, shoring agreements with municipalities and adjacent property owners • Coordinate and manage the project consultant team to submit applications on time and budget. • Thorough understanding and ability to navigate and obtain municipal approvals such as Official Plan Amendments, Zoning Amendments, Committee of Adjustment, Draft Plan of Condominium and Part Lot Control • Review, assess and comment on all reports and plans for development application submission • Review, manage and clear comments from municipality for final entitlements • Manage day to day project issues • Identify and resolve any issues and conflicts related to the project • Proactively manage changes in project scope, identify potential crises and devise contingency plans • Communicates and maintains a positive attitude with customers, consultant suppliers and employees • Attend public meetings • Obtaining development application approval and clearing conditions to achieve registration • Develop and maintain relationships with municipal, regional and conservation authority staff • Attends industry related conferences and events • Conduct field inspections, investigate project concerns, and organize on-site meetings to evaluate and solve site issues • Manage Letters of Credits (LC) and recover money held by government agencies, and utility companies (LC reductions and release)

• Must have at least seven (7) or more years of experience in land development and approvals • Have a Bachelor's degree in Civil Engineering or Planning/Urban Design or equivalent is a MUST (MBA and M. Eng. Preferred) • Have professional designation of MCIP, RPP, P. Eng is a MUST (PMP is a preferable) • Possess thorough knowledge of the following: o Ontario Municipal planning process o Technical plans and reports o Land acquisition process o Lot grading and site servicing for both greenfield and urban developments o Contract administration for infrastructure projects. • Have a thorough understanding of both high rise and infill development, mixed use and commercial • Must be proficient in Microsoft Office suite including MS project • Must have strong budgeting and scheduling skills and aptitude with scheduling software and project management software is a must • Are a strong negotiator • Possess excellent oral and written communication and presentation skills • Are enthusiastic, energetic and self-motivated • Are a team player and possess leadership skills • Are concise and detailed oriented • Exhibit strong willingness to lead and collaborate • Must possess strong leadership, organizational skills and ability to prioritize tasks within a demanding fast paced environment • Have strong customer focus, organizational skills, emotional intelligence and ability to manage through change. • Have strong problem-solving skills • A valid G driver's license, access to a vehicle and the ability to travel to various office locations. Compensation package includes base salary ($120,000-$140,000), dependent on experience, in addition to bonus and full benefits.
